Damage Protection for Property Managers: Covering Every Booking
Register once, save your properties, and add a plan to every reservation. Member pricing, a coverage calendar per property, and a claims process with two fixed deadlines.
One plan per stay, across every property
Managing more than one property doesn't change how the plan works: coverage is per stay, not per property. A plan you buy for one reservation doesn't carry over to the next booking at that address, or to any other address you manage. Each stay needs its own plan.
Once you're participating in the program, that's true for every guest stay you handle, across every property on your list — not just the ones that look riskier than the rest. Every plan also covers a single guest stay of up to 30 days; that's the maximum length any one plan is built for, no matter which property it's attached to.
In other words, the rule is the same whether you manage one property or a dozen: one plan per stay, purchased at the time of the booking it covers.
Register once
Registering gets you two things at once: preferred pricing and a faster purchase on every stay after that. Registered partners pay $10 less on each tier — $49 instead of $59 for $1,500 of coverage, $69 instead of $79 for $3,000.
Registration also lets you save your property information, so buying a plan for the next stay doesn't mean re-entering the same details every time. Across a portfolio of properties, that adds up to real time saved on every booking. Register here to set it up once.
See every covered stay
Once your properties are saved, you can buy coverage for any of them at the time of booking, and purchase again from that same saved property the next time a reservation comes in — no re-entering property details each time.
Each property also gets its own monthly coverage calendar, so you can see at a glance which stays already have a plan on them and which don't. That's a quick way to check nothing slipped through when you're juggling bookings across more than one address.
Between the saved properties, the repeat purchase, and the calendar view, buying coverage for a portfolio ends up looking a lot like buying it for a single property — just repeated across more addresses.
Passing the cost through
The lodging provider — you — is the covered party and the one who buys the plan. Most providers pass that cost to the guest, either through the rental rate or through a separate fee on the reservation. Either way, the guest isn't out of pocket if an accident happens, and you're the one who gets reimbursed.
How you pass the cost through depends on where the booking came from. VRBO and HomeAway let you add a fee directly to the reservation — see the guide to adding that fee . Airbnb doesn't support an added fee the same way, so the workaround there is folding the cost into the cleaning fee — covered in the Airbnb guide . Across a multi-platform portfolio, you may end up using both approaches, depending on where each property is listed.
Claims, on a schedule
Every property runs on the same claims clock. Photos of the damage have to go in with the claim, and the claim has to start no later than 14 days after the guest checks out. A second window follows: 45 days from that start date to submit paid receipts showing proof of payment. Neither window moves, regardless of the property or the guest involved.
Each claim is guest-verified by a claims adjuster before it's approved, and approval brings the same result everywhere in your portfolio: 100% reimbursement up to the limit of the plan on that stay. Start a claim on the Claims page .
What's out of scope
The plan covers accidental damage to the unit or its contents — it isn't a catch-all for anything that happens on a property you manage. Willful destruction of property, pet damage, damage caused by someone outside the reservation, and normal wear and tear all fall outside what a plan pays for, the same as they would for a single-property host.
That's worth knowing across a whole portfolio: the exclusions don't shift from property to property, or based on who's managing the booking. They're the same fixed list whether it's your first property or your fifteenth. For the complete list of what's covered and what isn't, see the full coverage guide .
Ready to cover the next stay? $1,500 or $3,000 of coverage, one flat price per booking.
PurchaseFrequently asked questions
Why should I register as a damage protection partner?
Registering saves your property information for a faster purchase on every stay and unlocks preferred pricing — $10 off each plan, so $49 for $1,500 of coverage and $69 for $3,000.
Can I manage more than one property?
Yes. Save details for as many properties as you manage, buy coverage for any of them at the time of booking, and see every protected stay on a monthly coverage calendar per property.
Who is the covered party when I buy for a client's property?
The lodging provider is the covered party — the one reimbursed when a guest accidentally damages the property. Most providers pass the plan's cost to the guest through the rental rate or a separate fee.
